Q. How big is a donum of land?
One donum is the equivalent to a third of an acre or 1,338m². Land measurements in the TRNC are generally calculated in donums, evleks and square feet. There are 4 evleks to the donum and 3600 square feet to an evlek.
Q. When buying off plan how do we know when payments are due and who do we make payments to?
The builder will notify you directly or notify us in writing to advise that a stage of construction has been reached. We will inform you of how to make payments either direct to your developer or via your TRNC lawyer.
Q. Who will keep me updated on the construction process of my property?
The Cyprus Views after sales team will keep you regularly updated with photographs on how your villa is progressing.
Q. Can I purchase a north Cyprus property from overseas?
Many of our buyers are from overseas with busy schedules preventing them from visiting in person. It is a very easy process and Cyprus Views will be more than happy to help you every step of the way.
Q. Do we need to make a will?
An English will is not accepted here and you must make another to cover any assets you have in the TRNC. This can be done by your lawyer on completion of your property.
Q. Can we use our own UK based Lawyer?
You must appoint a TRNC based lawyer, you can use a solicitor of your choice. Cyprus Views have lawyers that they are happy to recommend to you.
When you arrive on the island you are automatically given a 90 day visa. If you wish to stay longer you must apply to the immigration office for a temporary residency permit.
Lawyers fees that include drawing up a contract, Power of attorney, purchase permit application and seeing the sale through to completion. Stamp duty is 6% of the valuation levied by the Land registry office and 1% of the stamp duty charge is payable to the local council. There is the option to be exempt from 3% of the 6% stamp duty on any one property purchase. 5% KDV (VAT) is payable on most new build properties at time of transfer of title. |
